To the Board:

Please explain what is this addition to our building. Thanks

Eva

1.    Publish the entire Verizon contract by the end of the day Oct 4 or each Board member, due to your lies & and

disrespect, will get the Verizon invoice. To avoid invoice: 1) publish the contract, and 2) remove Verizon equipment

       from 309.

2.    Publish the name of the party you intend to hire, price, and contract for the Front Door work poorly

described by Rob Mezias for deliberation by all shareholders.

3.    Fix washers and dryers; four (4) years overdue.

4.   The building is dirty, there is no regular cleaning the super is NOT doing his job.

5.    Clean building alleys, and remove all trash and junk.

5a       a) South alley basement stair to street door and trap door are warped and need to be fixed.

5b       b) FIX ENTRY DOOR CLOSER SO DOOR DOES NOT BANG.

6.    Fix and/or replace all windows.

7     Board members are not owners, read and adhere to the bylaws and building rules like other shareholders.

The HDFC Corp. was not designed for you to hide in the basement and beat us over the head with it.

7a       a) It is unacceptable to issue notices of contracts without the authorization of the membership. see Grievances.

8.   Shareholders who vote do not have a primary residence in the building how is this legal?         Answer by Oct 2nd.

8a.      a) Board members do not have a primary residence in the building how is this legal?           Answer by Oct 2nd.

9.   It appears that our building has never been in compliance with the NYC building code.

9a       a) Apartment doors MUST be required by law to swing closed and latch by themselves (self-closing).

                    https://www.nyc.gov/site/hpd/services-and-information/self-closing-doors.page

9b       b) Apartment door frames.

                    https://codelibrary.amlegal.com/codes/newyorkcity/latest/NYCadmin/0-0-0-169794

9c       c) Apartments lack B label doors: 1-1/2 hour rating.

                    https://codelibrary.amlegal.com/codes/newyorkcity/latest/NYCadmin/0-0-0-169786

9d       d) Why is CofO basement floor missing its designation? *

9e       e) There are holes in the basement's ceiling thus making any fire separation null and void.

9f        f) Why are we staring at, for years now, bare wood studs peeking out of the ground-floor stair firewall?

9g       g) Where is the basement fire door, and the closer?

9h       h) Can we be guaranteed that there is a fire separation around the walls and ceiling of the Boiler Room?

9i         i) What is the required door label for the boiler room? Where is the door closer?

9j         j) How about the label on the door to the basement?

10.  How did the Board secure the required fire insurance? Did Board members lie to the insurance Co.?

This is a life-safety issue, we could lose the entire building in flames. I put the Board on notice

several years ago and now HPD whose mission is to “maintain building and resident safety.” This Board does

       not inspire confidence.
